Why use a mortgage broker instead of going direct?

Most people start with their own bank. It is the obvious first move and usually the wrong one, because your bank can only offer its own products. You end up comparing one lender against nothing at all.

A whole of market mortgage broker compares a wide range of lenders and tells you honestly where the best mortgage sits. We do it without charging you a fee, because the lender pays us once your mortgage completes.

You see more than one lender. High street banks assess income, credit history and affordability in very different ways, so one lender saying no tells you little. Our panel of lenders covers thousands of mortgage products and we compare deals across all of them.

How do you find the best mortgage broker? If you are weighing up which firm to use, a few things matter more than the rest, and they are all easy to check before you commit.

Whole of market access. Some mortgage brokers are tied to a small panel of lenders, or to a single lender. Ask how many lenders they can place a case with, then double check the answer.

How fast can I get an agreement in principle?

An Agreement in Principle (AIP), also called a Decision in Principle (DIP), is a statement from a lender indicating how much they’d likely lend you.

Estate agents often ask for one before accepting an offer on a property. We can usually arrange an AIP the same day, or within 1 to 2 working days of receiving your key documents. Sometimes faster for straightforward cases.

An AIP does not guarantee a final mortgage offer, it’s based on the information provided and a soft credit check. The full application involves more detailed checks. But it’s a strong indication and shows sellers you’re serious. We do not charge any fee to arrange an AIP. You’re free to change property or lender later if needed.
